What a Setout takeoff covers
We take off the whole building, not one trade at a time. A typical NYC mid-rise comes back with:
- Walls by type, measured from the plan's own linework and matched to the wall type schedule: block, stud partitions, shaft walls, wet walls, exterior assemblies.
- Masonry: block by size and bond-beam units, mortar, grout, vertical and bond-beam rebar, joint reinforcement and lintels. See masonry and CMU takeoff.
- Structure: steel beams and columns by size and weight, bearing plates, deck, shear studs and slab concrete. See structural steel takeoff.
- Doors and windows from the schedules, with every tag on the plans counted.
- Finishes and fit-out: gypsum board by face and rating, ceilings, kitchens, plumbing fixtures, sprinkler heads and mains.
- Site and roof: guardrails, roof drains, bulkheads, green roof, sidewalk.
Why NYC builders use it
NYC sets are dense: wall types change by floor, the structural and architectural sets disagree, and addenda keep coming. Each line in a Setout takeoff shows where it is drawn and which schedule specifies it, so your estimator, your super and your subs can check the same number. When the drawings leave something open, the line is withheld and comes back to you as a question. It is never shown as zero.
